After Completion

  • Handle the Completion process by liaising with Developer on your behalf, including pick up of the key to the property, inspection of the finish standard, raise any defects to the Developer during the process

  • Furnish your property according to your taste and budget preference in preparation of letting

 

 

before the tenancy

  • One-to-one consultation services

  • Professional rental appraisal

  • Comprehensive marketing via Rightmove, Zoopla etc

  • Accompanied viewings and real-time feedback

  • Third party independent company to conduct reference to ensure tenant quality

  • On commencement of the tenancy, independent company to go through inventory and ready for check-in

 

 

during the tenancy

  • Ensure utilities are transferred under the current tenant’s name

  • Conduct check and verification of tenant’s ID and immigration status and re-verify if required

  • Register and transfer deposit to deposit scheme, coordinate Gas Safety Certificate check, PAT & Electrical check, EPC check as required and make sure the landlord is compliant with various regulations

  • Rent collection and send out arrears notifications & reminder if applicable

  • Negotiating renewals on tenancies

  • Bi-annual property inspection and provide update on the state of the property and arrange repairs if required

  • Act as out-of-hour 24/7 emergency contact for tenant

 

 

end of tenancy

  • If the tenant wishes to renew, we will negotiate the renewal and carry out the relevant administration

  • If the tenant decides to move out:

  • We will start to organise check-out process and check against the inventory

  • We will return the deposit according to the post check-out agreement

  • We will liaise between landlord and tenant to resolve deposit dispute and provide you with assistance to resolve the issue via legal channel if required

  • Arrange cleaning and maintenance service in preparation for the next tenancy

  • Prior to the end of the tenancy, market the property and let it out to avoid vacant period

Your Obligations

As a landlord in England and Wales, there are a number of regulations related to letting should be observed and be compliant. Non-compliant landlord will be subject fine and/or prosecution.

Mandatory Electrical Check (EICR)

Landlords with properties in England will need to conduct an Electrical Installation Condition Report (EICR) in order to let their English properties from 1st July 2020. The requirement will extend to all tenancies in England from 1st April 2021.

Non Resident Landlord (NRL)

Property investors are considered Non-Resident Landlords if they spend more than six months in any tax year outside the UK.
